Whichever product you pick, the first step is the same. The reservation is what turns your price into a project: we start your drawings and take a fabricator slot off the schedule for you.

Building in California? Your reservation includes the $750 Title 24 Prep Package.
California requires Title 24 energy documentation (a CF1R) before a permit. The Prep Package adds what your energy consultant needs for it to your plan set:
- Climate zone, floor area and orientation from your site plan, and the mandatory measures summary
- Specified insulation assemblies with steel-framed U-factors, and every window’s rated U-factor and SHGC
- The heat pump, heat pump water heater, ventilation fan, range hood and lighting controls, on your electrical sheets
- A proposed solar layout, and a consultant handoff sheet with every CBECC-Res input
What you get
- Your full plan set as a PDF: floor plans, elevations, sections and a door schedule with rough openings
- A coordination sheet flagging which openings need engineered headers, for your engineer to size
- A site plan for your lot: setbacks, utilities and access
- Your all-in budget, including foundation, site work and permits
- Your steel frame reserved with our fabrication partner, and the fabricator named to you
- Your frame price locked for 30 days
What you do not get
- Stamped structural engineering or calculations
- A permit set you can submit to your building department
- Mechanical, electrical and plumbing drawings
- Energy-code compliance documents
These are design drawings, not construction documents. They are what your engineer and your builder work from — they are not what your building department stamps. Your permit set is the next step and is priced separately.
Non-refundable — it pays for the plan set, your site plan and the feasibility work we start straight away, and holds your fabricator slot. One free design switch — change your mind after reserving and you can move the reservation to a different design once, free. After that, a new design needs a new $1,500 reservation.
